Shinola hotel + entertainment venue proposed downtown


 

Just when we thought downtown’s luxury hotel options and excellent music venues couldn’t get any better, a new addition is entering the mix.

Boxcar Development LLC, an investment group led by Pacers owner Herb Simon + family, plans to construct a 13-story, 170-room luxury Shinola hotel and a 4,000-seat concert venue at 230 S. Pennsylvania St. The site currently houses the century-old CSX railroad servicing building, which would be demolished.

Here’s a closer look at other features the project would include:

  • A high-fashion Shinola retail store
  • Upscale restaurants
  • Retail space along Pennsylvania Street
  • An elevated walkway connecting the hotel to Gainbridge Fieldhouse
  • A two-level, 253-space parking garage

The concert venue would be managed by Live Nation Entertainment Inc., which also manages the Murat Theater and Everwise Amphitheater. Although the hotel will be connected to Gainbridge Fieldhouse, Pacers Sports & Entertainment will not be involved in the project.
Construction is expected to cost at least $300 million, and the development will open to the public by late 2027. It’s not the only hotel coming soon to the area either — we’ve got the scoop on that too.
