The vibrant Mondrian lifestyle is coming to the sunny shores of Tulum on Mexico’s Riviera Maya with a new hotel and residential offering.
Mondrian’s location-specific approach to boutique hotels and residences is the perfect fit for the hip vacation destination, which is poised to continue growing over the next few years. Plus, as part of the Ennismore hospitality family, owners of Mondrian Tulum Residences can tap into a network of luxury locations and benefits that spans the globe. We got the inside scoop about the booming area of Tulum as well as this unique development and its place in the Mondrian family from Carlos Orozco y Orozco, Co-Founder and Managing Partner of Luxed Properties, Salomón Zaga, Co-Founder and CEO of Inzigna Capital Group, Jason Hsiang, EVP of Development at Ennismore, and Nicolas Martinez, Vice President of Development for Mexico, Central America and Caribbean for Accor.
Tulum pairs sophisticated dining, shopping and entertainment with pristine nature to create what Orozco y Orozco calls “a culturally-enriched destination.” Located south of Cancun on Mexico’s Caribbean coast, Tulum features access to the wild interior, white sand beaches and turquoise waters teaming with aquatic life. “There’s a unique array of activities, from water sports and wellness to exquisite dining and entertainment,” said Orozco y Orozco. “All within a very special natural setting, from the Sian Ka’an Biosphere Reserve to the Parque del Jaguar nature preserve. It’s truly a natural destination.”
The area is particularly well known for its unique cenotes, large openings in the ground that connect to underwater rivers. These cenotes are great places to take a swim or embark on a guided underwater dive. Tulum also bumps up against The Great Mayan Reef, a barrier reef full of diverse sea life that stretches along the coast for over 700 miles.
In addition to natural wonders and a world-famous nightlife scene, Tulum has recently benefited from immense investment by the Mexican government, including construction of a new international airport and Tren Maya, a 948-mile rail line running the length of the Yucatan Peninsula. “This is world-class infrastructure,” said Zaga.
The Mondrian Tulum Hotel and Residences site is located at the edge of the city’s thriving cultural scene, which has become an internationally-recognized destination in the last few years. But what makes the location truly special is its proximity to Parque del Jaguar, the newly-opened 8.7 square mile waterfront nature preserve.
“It’s basically across the street,” Zaga told us. “We will have unobstructed views of the jungle and of the sea, and nothing can be built in front of the property.”
Parque del Jaguar has been billed as the Central Park of Tulum, complete with “bike trails and preserved archaeological sites,” said Orozco y Orozco, who noted that the park is Mexico’s also Mexico’s second-largest nature reserve.
The combination of a thriving culinary and club scene along with untouched nature gives Tulum what Orozco y Orozco calls its “mystical side, good vibes and energy” that keeps many visitors coming back year after year, and that makes it a perfect fit for the Mondrian lifestyle.
“Mondrian is a pioneer and icon in the lifestyle space,” said Hsiang. “As the brand continues to grow globally, we evolve each new hotel with the surrounding culture and neighborhood.” Decked out in designer furniture with art from local artists, each Mondrian location speaks to its location, giving guests a unique experience grounded in its specific locale.
The brand has taken this locally-inspired model international, opening boutique destinations in Doha, Cannes, Ibiza, Seoul, and beyond. Recently, Mondrian expanded its portfolio to include residential offerings with its Gold Coast location in Queensland, Australia, which sold out before beginning construction.
The Mondrian Tulum Hotel and Residences follows this same breakthrough model, combining a world-class hotel experience with residences that take advantage of the hotel amenities including the on-site, bespoke food and beverage experience for which Mondrian is renowned.
The residences will feature home and townhome designs ranging in size from two- to four-bedrooms. “All of the units will have incredible views,” explained Zaga. “There will be a garden or a rooftop terrace in every one of them.” Inzigna has been building residential properties on the Riviera Maya for seven years, including developments that netted investors and owners 45% capital gains.
Because the project is in the early phases of development, the Mondrian team is still working on developing the unique food and beverage offerings for the Tulum location. “We spend a lot of time and effort programming it correctly,” Martinez told us. “It’s not a cookie cutter, plug-and-play thing. We bring specialists to the area to see what’s happening, what’s missing, and what we can bring to the table in a way that truly adds value to the development.”
The Mondrian Tulum Residences will be more than a sexy home away from home; they’re also a great value, especially for Americans looking to invest in property abroad. “Compare it with Miami Brickell,” said Orozco y Orozco. “There, you can get an apartment for $800k. Here, you get a fully-furnished, thoughtfully-designed home on the Riviera Maya for the same price.”
Zaga also mentions the low carrying costs, amounting to around 15% or 20% of what people usually pay in the United States. And, with the infrastructure investments and further development around Tulum, the area is poised to see continued growth, which will naturally benefit people who invest in the region now.
In addition, thanks to being part of the Ennismore family of hotels, owners of the Mondrian Tulum Residences will have the opportunity to take advantage of a worldwide network of luxury hotels. This includes everything from benefits like discounts and early check-in at Accor and Ennismore’s 5,500 hotels to access to priority events and special venues around the world. As
Martinez said, “It’s a tremendous added value from a buyer perspective.”
With just 150 residences, the homes at Mondrian Tulum will combine exclusivity and style with an unbeatable location and the opportunity to get into a booming market. For more information, visit the site today.
